If I have some criteria I can set up alerts for it and more importantly I can go out and actively hunt for them if it is in my farm area.

I know one of the major goals in absentee hunting is to find out of state owners, so that's great, but the fact that there could be so many homes for lease in the same neighborhood leads me to wonder if such strong rent competition could be a turn off for potential buyers.

I'm certainly no expert (I'm a r.e. agent with one investment condo in somerville and on the hunt for a multi, and always willing to wholesale deals) but the hot market aspect really makes it different investing here.
