Also, you will get different answers from different individuals in this business as far as forming a business entity (e.g. incorporate, LLC).

We have been in real estate for just under a year and we have joined BiggerPockets to expand our horizons and learn from all of the amazing individuals on here.

I am well connected and have real estate development and rehab experience on a larger scale, but as far as what suits me individually I believe these are my best options. 

My question is, should I invest in a fund or try and get more on returns from individual notes?

Others have stated that an individual cannot have two different 401k's at the same time.

I'm curious, has anyone done any mini splits with these and if so can you have the mini splits individually metered per unit?

Currently the water heater tanks are 13 and 9 years old, I plan to swap out the 13 year old one as at that age it is a time bomb.I pay for the water and the electricity to heat the water.Is it possible to pass some of the electric bill onto the tenants by installing some type of point of use water heater in the individual units (1 bathroom in each unit).I was thinking it might be possible to keep the water heaters at a very low temperature (say warm water, but not hot enough to have a shower for example).
