There were minimal closing costs involved in this transaction.

Distractions and obligations are minimal and you can concentrate on your career.

Buying cash creates a huge delay.

If you have concerns of them doing anything illegal, you could always enable those features to help minimize the possibility.Mike

The 400k Unit (2bdr plus loft older unit great location) brings in around 40k with repeat renters and a minimal increase in nightly rates yoy as well as increase in value (looking at comps) of roughly $65k In 2 years (25-30k put in renovation so net 35-40). 

Now, I am making minimal improvements (13 year old property) and hope to go for $245K with a resale as properties are still appreciating here at a ridiculous rate.

It has a per month cost per unit but it is pretty minimal for the peace of mind and time back it gives.Hope that helps!

Yet, far from showing that you are motivated, your first post communicates that you are not willing to put forth even a minimal effort to further your education.

Never done it myself, but that's what I would do in your shoes if you can survive off the minimal pay.
