I need to find other park owners that have used the 21st Mortgage CASH Program to fill their parks. 

This is my first purely investment property.Here are the steps as I understand them from reading posts and listening to podcasts concerning buying a property with owner financing:1.

I background check the property they are selling and it is totally in different owner. 

What you want is a LOC (Line of Credit) on a qualified, non-owner occupied property.

My realtor called right away and she was told that it was a foreclosure, the bank has it but the owners are still in the house.

He said multiple times that this is the price and it will not go up.Using this information, knowing I'll have to pay $3000 and have a rental-ready unit before October, I decided to go ahead with the purchase.Fast forward to today, his boss (the company owner) shows up, and says that after cleaning the sewer line a bit, he's able to see there's a lot more problems than what they previously thought.

I would also bet some are owner occupants wanting to get in the area, paying retail and the income from other unit makes their purchase possible.

When the roof needs to be replaced, do all owner get together to pitch in to fix it or does every owner just fix the section that belongs to them?

The previous owner started renting out the units like apartments and that is how it is being ran today.

This property looks promising and the owner is willing to finance.
