I have no opinion on the website mentioned by @Jeff Helm, but I voted for his post because a proper LO is not impacted by DF.Don't use 'rent to own' or 'rent credits / purchase credits' anywhere.Mine are a lease with separate 'exclusive option to buy' and any consideration reduces closing costs at exercise.

Plus You have to disclose it and you have some ethics lines that are gray....not advocating cheating anyone but you may put yourself into some sort if fiduciary role if you do not disclose your intent properly...or somesuch.

You can terminate to do renovation work if a permit is required and the tenant has the right to exercise their right to return at the same rent they are paying when they move out.

So here goes...6 unit building being sold for $600K --- thus I'll have a $450K loan (25% down).Triplexes (3 unit buildings) in the same area go for $400K as per compsConsidering that the 6 unit is valuated as a commercial property in that the NOI and cap rate play a big role in the price; Would it be wise to split the 6 unit building into two Triplexes where as the valuation is no longer dependent on the NOI and Cap Rate but instead on the comps?
