You can find weekend work in pretty much any area of real estate.Whether that be on the agent side, lending, title and escrow, property management, wholesaling, or working for an investor.Any of these would be good options for you but some are going to be more stable, W2-type jobs and others will be "you kill what you eat" while getting some experience. With your background and ambition, I have no doubt that you will be able to find something that suits you. There is also a "Jobs" area in BP under the "Network" tab.

House hacking is the best way to get started as it requires only 3.5% down and can save you thousands of dollars a month in mortgage payments. With 60k, you should be able to find something to house hack and still have tens of thousands of dollars left over to put towards your next deal. With your drastically reduced mortgage payments, you should be able to save $1,000+ per month that you can put towards REI.The median home price in Atlanta is around $400k so for a newbie, you should be able to get 80-85% LTC financing on a BRRRR.Therefore, you will need $32k for the down payment and $8k for closing costs to be very conservative. Then, depending on how much you spent acquiring the house hack, you should be able to buy your first rehab within a few months.A few months later you can refinance into long-term financing, take all your money out, and repeat the process. That would be my recommendation.Alternatively, if the house hack idea does not suit you, you can jump straight into the BRRRR strategy.Make sure you have a solid contractor, agent, and property manager when investing out of state.Hope this helps!

In my opinion, you'll have much more success in acquiring an SFH with an in-law suite that could be sourced as either an LTR or STR via Airbnb.

For any conventional/non-QM brokers and lenders - if you do a full suite of products for investment properties, I'm curious to know how many deals start as conventional / or non-QM non-DSCR (such as Bank Statement, Asset Depletion, etc.) but then hits a snag in qualification and then moves/qualifies as DSCR (instead of deal getting completely canceled).

I think that the balance piece is likely a huge part of the equation - it's hard to feel good about things when these people on instagram look like they are making $100M and living perfect lives.

You can be way out in the middle of nowhere real fast, so if you're not buying in a market already well suited for STRs (Gatlinburg/Pigeon Forge/Banner Elk/Sugar Mountain/ETC) I would definitely have some boots on the ground to scope out anything you're even remotely considering.
