I would LOVE to host a google hangout or even just a 15 mins call on the phone from those who have the most experience while we both review a few of these results. weeding out the properties i come up with that are a for sure "no go" because of the specific transaction history. i hope i am making this clear, yet I  am sure some of the experienced investors have a few simple set rules when checking out this information window i have screen shotted.

What is your process for us to get to review the soft collateral file?

Should we get our own independent attorney to review our contract?

You may have to pay a structural engineer to do a review of the building to figure out what framing/roofing needs to be replaced.Any decent general contractor can help with the remaining estimates and repairs, get some referrals from other investors in the area. 

Ask for a copy of the approved rules within the HOA and review them thoroughly.

If this is the case, I'd suggest you speak to a local real estate attorney to have him review the situation.

If that is the case, the mechanism is for the offeror to include an "HOA contingency" that allows for review of the documents to the offeror's satisfaction.Let us know what happened, please.
