I'd like to get other people's opinions but here's what I was thinking on pros and cons.pros: low down-payment, high leverage effectively a hedge against inflation, use up unique fha loan slot, get a second rental, I can get capital gains by building/buying for 5% less than market value.

(1) Buy a SFR or small multi by yourself and finance it on your own(2) If you had in mind a unique large property with several structures on it that is beyond your financial ability to get a conventional mortgage for, try to find a partner to work withI'm torn between doing the "stack" of starting small with lower risk and capital needed while I learn, versus the larger potential return of something bigger and the ability to learn from an experienced partner if I find one.
