Wow, spectacular.  

I think this AI fear is overblown and we’re already seeing some of the early applications failing spectacularly (thousands of flights cancelled, 911 systems down, hospitals closed and billions of dollars lost today from CrowdStrike security software glitch as an example).

Typically just in value add situations where I can refinance after 3-6 months and pay it back, although I have used that scenario for when there was just a spectacular deal and paid the LOC back with cash flow (from both current holdings and the new property). 

Also, I'd think someone that deals with numbers all day would be pretty spectacular at vetting deals, like apartment buildings, and possibly raising money through clients for syndication.

I've been able to pick up 7 rentals there this past year and they cash flow, but it's not spectacular.

Would love to find out more about this if you get more information :) Once your site is up and running, look into Hipcamp: it's the glamping/camping version of AIRBNB and does spectacularly well in attracting a good young crowd for yurts/teepees/airstreams/treehouses, etc.
