Using my market of Philadelphia to explain this, the investor who accumulates ten $100K single family homes utilizing the BRRRR method in stagnant low barrier neighborhoods in North Philadelphia (Low C/D neighborhoods for those who aren't familiar) and has $700,000 in debt spread across the portfolio will have more difficulty in this environment than the investor who owns property valued at $1M in Graduate Hospital (B+ neighborhood) with the same $700K of debt.
