I'm in California , so everything here is geared towards landlords in the "Golden State" but these are guidelines that would be useful anywhere. 

@Chris Howell, there is typically no golden ticket to finding investors.

But, there's no real shortcut to figuring it out, and if you are patient and deliberate enough, you can find the golden opportunity.It's not that hard to figure out. 

To me, it's golden to have a tenant who loves to keep the place clean, treating it like their own.

It will cost more, but as long as you can sell your Texas condo within the 1031 exchange time limits, you’re golden. 

Some tenants are dirty but as long as it's just cosmetic and they pay on time, you're golden. 

My question is - with so much content out there - some of it paid - why isn't this little nugget ever mentioned?

Here’s a few nuggets of advice… STR rules vary by county up there in North GA so be sure to check with the local zoning office or city website before making any offers… also what loan type are you considering?
