Work with an Independent Agency (not captive like State Farm) that can shop for you and counsel. 

I knew who they were but they didn't affect me at all.All this does is reinforce the fact that arbitrage is not the best strategy.Like @John Underwood said, this isn't the first large player to close up shop.

Often, though, continuing to price shop for each turnover can yield very competitive rates and keep vendors "on their toes" in terms of bidding.

Even my garden in my backyard is partially affected, since I mixed in a few bags of fertilizer and soil from Home Depot. 

Shop low‑down house‑hack loans, get pre‑approved, then walk properties weekly with an investor‑friendly agent and a contractor to gauge true make‑ready costs.

So I broke out the shop vac with some extentions ( 1 story about 10 ft up) .
