I would not lower the requirements if this was me - a bad tenant is not better than no tenant.If you sell, you will pay 5-6% or more in transaction costs, and you likely have a prepayment penalty (PPP) on the DSCR loan, which could easily add another 1-3% to the exit costs.

Seems every new investor fails to understand the difference between Class A, B, C & D Neighborhoods/Properties/Tenants:(They all assume anything they buy will be Class A - and then are shocked when their performance expectations aren't met.So, yes you can easily find properties to BRRRR in the Midwest - but most of them will be Class C or D with tenants having credit scores under 600 => which have a 20% chance of nonperforming on their lease!

I know you can do that easily in Belize but even in the mid west or fly over areas I have a hard time thinking one can get that done unless they are providing their own labor at no charge.. but I agree with your statements on markets and affordable housing.. we dont have an affordability issue we have an issue were people want to live .. and or were jobs will support housing.. there are hundreds of thousands of homes throughout the mid west and deep south that are quite livable on all city services for under 200k in todays market..

So for example, if you said, please smoke outside unless it is really cold, then you could quite easily notice that the temperature threshold which constitutes "really cold" could start drifting upward over time.
