If that’s off, even by a little, it can snowball over time and make things really messy and eventually cost you more money when you do decide to work with a CPA or if you sell down the road.One option you could try if you're not sure is having a CPA handle just that first year to get everything set up correctly (basis, depreciation schedules, categorizing repairs vs. improvements, etc.).

Otherwise the towns in the area have some pretty reasonably priced homes that seem to perform well relative to price. 

My company purchases non performing loans from banks secured by commercial real estate with high equity.

All while had backup offers waiting, so we would not need to reactivate with a listing that people now wonder whats wrong with if a buyer couldn't perform.

Any advice on preferred property layouts or amenities that perform best in this sub-market (for example, decks, hot tub, lake view, or easy winter access)?

@Will Greenlee there is no perfect PM software, unfortunately.We use one of the most flexible, but it has a long learning curve and we'd still like to see many improvements.
