Would you guys agree that in places like Pearland, Katy, League City, and Texas City the vacancy rate is still 13%?

(This is NOT the year to coach your kid's Little League team!) 

They are just about re-building the entire downtown core, including a new minor league baseball stadium that is under construction.A lot of the homes around this area are 100 year old (+/-) mill houses from an old factory that no longer exists.

would you guys agree that cap rate in League City, Katy, Pearland, and Texas City is still 4.75-7.5%?

I personally feel the graduates of ivy leagues have a major leg up in that world and I have better odds in real estate. 

Of course, the main issue we seek to tackle is how to best limit the liability of the parent company - and the attorneys that we have spoken to claim that 1) "this is out of their league" or 2) are unable to provide any specific insight on the specifics of the legal structure.

If anyone could help, especially an experienced investor in the league city, or Dickinson, or southeast Houston area I would be REALLY grateful.
