It's one thing for a glamping resort or a massive home decked out with big amenities that jump off the page to fill an entire calendar with direct bookings, but for an average home, townhome, or condo to do it is impractical at best.While direct bookings may not fill an entire calendar for small operators it still can cover a large percentage. 

This was massively helpful to read given we’re about to undertake our first fix and flip.

This wasn’t a failure (if it is a failure) because of purchasing at the top; the economy crashed; pandemic closing everything down; or a massive failure of the financial system.  

While we need massive reform in lending and solutions for home affordability, that ain't it. 

As Warren Buffet says, a person can pay too much for quality. 

The bad news was appreciation was pretty massive since 2021 so I had to clear out my life savings to buy out his 130k of equity.

If you do look into US investing, Columbus, Ohio is an awesome market to learn about—it’s still affordable with properties in the $120–180K range that hit the 1% rule and cash flow, plus we’ve got strong population and job growth with massive companies moving in like Intel, Amazon, Google, Microsoft, Honda, etc.

The fact you’re starting the research in your early 20s means you can make small, smart moves now that compound massively by the time you’re 30.

I made my decision based on the fact that a) $5800 for a 90-day program was something I couldn't afford; b) $5800 for a 90-day program seemed VERY fishy/scam-y/pyramid-y to me; c) after scouring the internet for information, reviews, etc about the program, I found literally ZERO bad or less than 5-star reviews about it which - to me - is a massive red flag; no program, product or service is perfect, and the fact that they are making themselves appear as such really gave me a bad feeling about the program.

It works [Yes it worked so well i closed 0 deals in +5 years of massive action, lol], I closed 4 deals in 8 months.
