This scenario is determined by the condition of lead-paint and the cleanliness of the unit (remember, we are dealing with dust and paint chips - less dust = lower levels). 

I prefer investing in multifamily deals directly, REITs, and blue chip dividend stocks personally.

We refinished Floors, New paint on all walls and ceilings, new light fixtures, rebuilt entire back deck, painted entire exterior, trimmed large oak trees where branches were hanging over the roof.

When it comes to bigger deals, I mostly hear about syndications and having multiple investors chip in to purchase a larger property together.

If you are trying to raise a few hundred thousand to buy another 4-6 unit property, while I would not invest in someone with less than a year experience, I am guessing some of your pilot friends, other friends, or family members may be willing to chip in.Now, if you want to jump from a triplex to 80 units, raising 4-5mm of equity and another 4-5mm in debt, than I would just manage your expectations. 

My personal property is located in pennsylvania and my friends who are foresters have told me I have oak and hickory that are 250 years old which is unheard of in PA. if I were you.
