I am not sure how to negotiacte, if I ask seller to give us 10K discount is it too gready? 

Get a professional inspection, and then you've got all your rationale for a discount right there in writing.

Why do you need software?

I personally am good with a last minute discount.

I've been looking around for different types of software to use and have had difficulty finding anything that works as a middle man between the landlord and tenant.
