Not only do you have local customs but you have an alphabet soup of agencies and regulations, not to mention ethics requirements as a licensee and that broker is responsible for anything and everything you do in real estate, be it for yourself or as an agent anytime you deal with the public.....which Jay isn't allowed to do (LOL).Agents are independent contractors, that means the broker doesn't tell you when to work, what to charge (unless the broker gets whatever is required) nor do the tell you how to work but they can restrict what you may or may not do as their agent for them.

Fun fact: CoreLogic got busted for selling the Austin Board of Realtor's MLS sales data to the Travis County Appraisal District in 2019, so up till then the tax assessor was using MLS sales data.I would assume the tax assessed value to go up to at least the list price of the home and if its more than your purchase price, you can protest your property taxes and use your HUD statement as evidence as @Rick Reeder suggested.There are no $ or % caps on how high they can raise the tax assessed value.

Contractor did the damage and they are the ones that should pay but you may or may not get them to pay so up to you to cover the difference while you and contractor sort it out.

Maybe if you go into something like HVAC where you wouldn't be involved soup to nuts in rehab projects but just one part of it, I'm thinking that might be more conducive to a side hustle part of a rehab team.

@Jeff Cua I've read a few and my far and away favorite is Nolo's book on taxes: https://store.nolo.com/product...It's a bit like a textbook but it's comprehensive and loaded with great, up-to-date information (and the tax law is in flux so up-to-date really matters)
