One trick is to drop the chapt13 and do the reverse mortgage, but courts frown on things like that since it's a very risky maneuver.

I am almost certain that the letter came from a publishing company trying to trick you into paying them a ridiculous amount of money for something you could have gotten for free (if you even needed it, which you don’t).

The trick is finding the right lender that will make low money down work in your situation, very few lenders specialize in multi family/owner occupied investment properties so most will push their basic loan options without getting creative.
