Whether interest rates go up, or supply increases, or Trump does something crazy I feel a market correction looming in the next 12 months if not sooner.

I believe that section 8 tenants are great tenants because the threat of losing their housing is constantly looming over their heads.

With a potential recession looming and perhaps may affect real estate, I wonder what fellow investors’ thoughts on what’s considered over leverage?

When I posted this I was trying to get ahead of the looming issue.

However, given the recent dip in the market and the looming IPOs that are set for 2019 and will inject billions into the Bay Area housing market, I see this as an opportunity.

But chasing negative cash flow property at retail (that's what 'turnkey' buying is), at or near the top of an overheated market, with relatively high interest rates, potentially a looming recession, and no more institutional iBuyers (they have effectively left the market) in the wings to bail out retail sellers, ... all this adds up to a lot of risk.

With back taxes looming, the house may be gone soon anyway.

No doubt an adjustment is looming. 

It points to a mindset where "THE FAMILY HOME" looms large, a mindset which millions of Americans share (or some might say have been brainwashed into).

The debt looms over them and keeps them from investing.
