As long as you get a great deal and can force appreciation, you can harvest the equity and use it as a downpayment  for the next deal... so you don't have to keep socking away money from your paycheck for real estate. 

But personally I like the area around Harvest. 

What if China invades Taiwan, what if China nukes CA, what if E.Warren declares yes she actually is a Reptilian Over-Lord here to harvest humans, what if what if what if. 

And I'm not the only one in the know, I have spoken with some other value-add syndicators on this that have also had it monitored on the radar for when it's "harvest time". 

LP if this is $50,000 position versus a $1mm net worth, take the hit and “harvest” the loss against your other income.  

Your marketing costs for investor acquisition should drop in successive raises because you can harvest your existing relationships and a lot of the readiness items will be done and atomized for use in later campaigns.

I think harvesting the equity and having it ready for the next deal is what seems right for me today.
