@Paul Bowers it's a single family, before I wouldn't have hesitated to allow it but I just had a renter leave me with a flea infestation because they didn't take care of 2 cats, took me about a month and a half to finally get rid of that, so now I don't allow pets but I'm not foreseeing a budgie doing anything near what the cats (or better said the owners of the cats) did but I don't know.

The property I am considering is great - except it has a rodent infestation. 

The cost broken down was the following work.Tree cut down and limbs cut back from over house and haul offSeveral tall shrubbery removed from against house and haul offBroken  gutters removed and new gutters installed for front of the house Cornice package repair and paint several locationsDecking repair and new shingles in sectionRodent removal and feces removalNew insulation and removal of feces-embedded insulationHVAC drain pain drain pipe modification Note: I'm not sure what a handyman could do other than this to remediate the infestation but this is what I would have to do to stand by the work. 

The home inspection was performed today and found an active termite infestation along with significant termite damage in the crawl space to the point of causing much of the living room floor to sag. 

I took a run down drug infested 23 unit property and added 7 units and changed the renters to a totally new property that stays at or near 100% full now! 

Is it in a crime infested neighborhood and in disrepair?

With the recent drug infestation in our region and overall decline in population, the quality of tenants have deteriorated in the last 2 years.

Problems ran the gamut - having a pet they are not supposed to have destroy the house to allowing a massive roach infestation.

It’s just that in my area, anything less than 300K is mold-infested, tore up, not even livable.So I need something that my family can live in.

We also did not expect to find roach-infested walls or termite damage when we opened up the wall to the sunroom!!
