I was thinking about midterm rental by UCD med center, but the Elmhurst area is too expensive, and Oak Park is too dangerous in my mind.

A+ location (by our best parks, med center, museums, etc). 

Almost all our stuff is in montrose, museum, med center, etc.

But I'm not going to go negative on a property when I know I can make gobs of cash flow in Houston -- in areas that I know have had strong appreciations ("A" locations near downtown, med center, etc).   

Figured that that area is close to the med center and close to a major freeway interchange allowing for a quick commute in almost any direction.  

I have been impressed with the tenant pool,  mostly late 20's/early 30's state workers or UCD Med Center employees that are tired of midtown  rent increases and want a house with a yard but don't want to commute from the burbs.  

I have a MTR in the Med Center area just outside of downtown and it's been great for 2 years now. 

If you're a buy/hold investor, there are some great prospects that pop up around UVA for both college rentals as well as the robust medical residency program that UVA Med Center has.

This area does great with STR and MTR's because of its location close to the city and Med center.  6812 Winton St, 77021 may be a good fit for a light value add.
