I know it costs money, but it's worth it if it gets you a tenant faster or more applicants so that you can pick the best one.  

Beyond that we open the process up to the next applicant.

With these systems we find who tossed the trash out and tell them they have by the end of day to pick it up or I charge them $100.We have other motion sensors that wake me up at night.

my recommendation would be get a bridge to dscr, and certain lenders will work with you to not charge points on each transaction if you go through them for both transactions.

Just note that Reunion does have restrictions on amenity usage for guests if you don't use their pre-selected preferred managers (who of course charge much higher rates thanks for their quasi-monopoly).I own in that area and manage a bunch as well, happy to connect if you want advice.Its on gathering St 7000 block

Besides inspecting the property, also inspect the leases and any other documentation like tenant applications, and expiration dates. 

I would definitely recommend doing that, just charge a pet fee.
