STR'S are more work and in many cases your ROI can be better with a LTR, especially after you figure in your time.There people doing well because they bought at a great price or have a gem of a property in a great area. 

Even beyond the management challenges, the well-located buildings near UPenn and Drexel generally do not offer much rent growth or appreciation.

Are these actually any improvement over a well formulated Excel spreadsheet? 

Needs to be unique, designed well, photographed well, etc. etc.The STR market here in Colorado is saturated, but I still have clients in the last year buying at elevated prices, at elevated interest rates, that are killing it because they follow the playbook for Airbnb success in 2025.But if you're trying to start a run-of-the-mill short-term rental at this moment in the STR lifecycle, just plan to make marginal cash flow at best.

I think that the design works well with SIP panels, or full on modular. 

I'm going to college after HS to be a youth pastor but I want money as well.I see that MHP have the potential cash flow really well and there's a lot of upsides.Can anyone tell me about their process to purchasing a MHP and how they got the capital to get started.Or if you have any advice on how to get your first deal that's something other than a traditional buy and hold property.
