Based on what I have seen from MOST internet gurus, they are offering very basic, table stakes type in info that they regurgitate from some other guru online who offers it for free. 

Maybe a unique question but not finding sound advice from the internet or tax advisor.

I searched the internet for 280A regulations, but i couldn't find anything.

With Indy SFH#2, MTR could be possible but PM companies charge 15% PM monthly management fee and I have to pay for all utilities and internet/WiFI and furnish it.

Listen to no one about trusts on the internet, especially  Gurus. 

Searching the internet, I couldn’t find anyone vouching for him.

Being able to combine learning and work has its benefits.If nothing else just start following the internet on on pleaces like Realtor,com, Zillow, even Facebook, etc. to start learning property and rental values.
