We are still in an environment where carriers are extremely sensitive to claims, especially those that don't arise from catastrophic weather events (at least in the Midwest market).

Most of my properties don’t turn over every year so this is maybe a tad conservative but accounts for black swan events like an eviction or longer than usual vacancy.

As the book points out we need a mentor so are considering nearby events or clubs.
