If you are partnered up with an experienced investor and create a new LLC that you are also a member of, this will be the easiest way to secure competitive financing and get the experience necessary to qualify on your own. 

You can either enter into a JV agreement or you can form an LLC with an operating agreement in place.

I wanted to close those LLC's and reopen other ones but I cannot find any LLC formation services that open bank accounts on behalf of the LLC's.

IF we transfer into an LLC once the renovation is finished and update the LLC to the latest owners and ownership interests per the TIC, this will trigger reassessment at the renovated value of the house with a ~2,000 sq ft ADU complex added (not good).

Seller-financing is the only option for me as my income is through my LLC which isn't older than two years.
