Any advise on adding washer/dryers is a plus I know routing new drains can be tricky when trying not to get to invasive on a "cosmetic" job.

I know it sounds like I'm splitting hairs but some banks write HELOCs in their residential department....which won't write Investment Properties.

After they verbally said they wanted to not renew on June 23rd I emailed them to clarify and they confirmed June 28th that they didn't want to renew in the email.I am not sure if I am splitting hairs here- I didn't realize everything needed to be in writing myself.

The terms are going to be a hair worse than individual DSCR loans (usually like 1/8th or 1/4 worse on the rate) but it also depends on leverage, type of rent (long term vs short term), purchase vs refi vs cash out, FICO and other factors.

One of the most succesful 5,000 unit landlords I know here in Wisconsin trains his maintenance techs to greet the tenant with their name, introduce themseves with their name, make a compliment about anything (their couch, their hair. whatever) ask if they prefer shoes off or booties, clean up after themselves and fill out a Google review.
