What really drew me to this project was the chance to combine strong, predictable cash flow with a mission-driven purpose — creating housing that changes lives while producing sustainable returns.

As a PMC we really don't even want to manage them as they rarely perform and owers blame us.To have any chance of succeeeding, you'll want to find a "starving" agent willing to do your video walk-thrus, showings and check up on any maintenance you have done.

DSCR rates have really improved over the past few months.

One last thing (and hopefully this is not going to be looked at as self promotion or anything because it isn't I truly am wanting to help out and I believe what I am about to share can definitely help out), during my time as at Real Estate Broker I (by pure chance let me tell you, I was not trying to figure this out in advance I just happened to do so) figured out the best way to win a bid on a HUD listing and get it for as close to if not right at the Minimum Net Price (this is the absolute lowest price that HUD will take for a home). 

The more effort / time you spend up front the more chance for successful project.

In addition, your basis can be increased by capital improvements you’ve made over time (like remodels, additions, or a new roof).

If they’re otherwise a solid tenant, it might be worth investing a bit now to increase the chance of retention, especially if turnover in your area is getting costly or time-consuming.For future turnovers, it might help to switch to a more durable, washable paint finish to reduce this kind of wear-and-tear visibility.
