Out-of-State Duplex Management - Remote Inspection and Repairs

Hello,

I'm an out-of-state investor who purchased my first duplex in Cleveland, OH in August 2023. I've inherited the existing tenants, and one of them is now moving out, presenting an opportunity for a turnover.

As I manage this property remotely (I use Hemlane for property management) , I'm looking for tips and best practices from experienced out-of-state investors on how to effectively handle the inspection and coordination of necessary repairs from a distance.

Specifically, I'm interested in:

  • Remote Inspection: What tools or services do you use to get a thorough understanding of the property's condition without being physically present? (e.g., virtual tours, detailed photos/videos from a property manager or contractor, third-party inspection services)
  • Repair Coordination: How do you efficiently get bids, approve work, and ensure quality control for repairs and renovations?
  • Overall Workflow: What does your typical process look like from a tenant's move-out to a new tenant's move-in, all managed remotely?

Any insights, recommended software, or personal experiences you can share would be incredibly helpful.
