Good Afternoon BP, I'm working on a lead right now and I think I've exhausted all the "normal" routes on monetizing this lead, so I was hoping someone with experience in the Phoenix market could assist on this one. 

My first rental was likely overpaid for back in 2007, I still own it, still makes money, and by this point I'm now clearing $300/mo net compared to next to nothing early on, simply due to the 9+ years of time between then and now.

A good solution for you might be to use a Monetized Installment Sale instead of a 1031 exchange.
