And rocks look low maintenance, too, if the weed barrier works well.And for some "wow" factor, I might borrow the neighbor's idea with some large pots (easy to manage, portable, removable, fairly low cost) and gets some advice on some colorful perennials or annuals to add strategically around the property.

I have a tenant in Arizona, who moved in a month and a half ago.they keep complaining that the master bedroom is too hot.The whole house is ok but the master bedroom is hot.I offered them a portable ac, they refused took it but did not install.I offered to have a handyman come install it, they said they can do it themselves.I offered the ac guy to come check on the AC and asked them to call the guy, because he likes to schedule with the tenant directly, but they have not called himI asked if they waned me to schedule with the AC guy,- silence.They complain but wont let me schedule for them.I understand that the tenants are just complainers, but I want to cover myself legally.So in case, if they decide to take me to court, I would not be liable.What is the best way to deal with things like that?

I have found that every type of tool has been refined and perfected by one company more than the others: Jig Saw= BoschReciprocating Saw= Milwaukee SawzallCircular Saw= Skilsaw worm drive (or Dewalt if you don't like worm drives, Makita also makes a nice worm but the Skilsaw version is more classic)Drill and Impact Driver set= Makita (3 yr. battery warranty) or Ridgid (not great quality but lifetime warranty on batteries)  Multitool= If it's not Fein, say "nein"Router= Porter CableHammer drill/chorded drill= Bosch BulldogPalm sander= MakitaAngle Grinder= BoschMiter/Chop saw= Dewalt, Makita, Hitachi, Bosch, all good.Table saw (portable)= Bosch, Dewalt, Delta, Skil worm drive, or SawStop if you want to avoid having to buy those 3, 2 or 1-fingered gloves.

I can tell you this this year I had a ac problem and while waiting for parts ( I fix my own units ) I ran a portable that I have as a emergency, well it was one, lol.
