Some concerns are if the original owner tries to make me pay for repairs that are pre existing like roof, foundation, etc and of course if they never pay rent.

@Santiago Ramiro GiradoThere are a number of syndicators out there but if you are a sophisticated investor (and investing in a 506-B offering) you need to have a preexisting relationship with the syndicator before you invest.

I tried creating logos from many different artists and no matter what I paid almost every one was blatantly plagiarized from a preexisting logo or they used a "logo generator" to give me the content.Plus, they frequently recycle logos.

Under rule 506(b) of Reg D, for instance, you can only market your deals to accredited investors (and some sophisticated investors) that you have a pre-existing relationship with, where as under 506(c) you can go ahead and publicly advertise your investment opportunity to accredited investors.

@Aaron Rodriguez, seems to me that in order for a note to be "second", a pre-existing "first" would mean that the Seller does not own it outright.
