As long as it will pass an appraisal and not be "Subject to" major issues you can get a renovation or personal loan for work.Unless you are cash fluid and can add some cash back into the property and then pull back out on the ARV refinance.

During a follow up inspection with another contractor, there was a small child in the front yard playing with lighter fluid, and one of the adults on their bike very nearly ran into my car.

You could request to investigate the possibility that there is too much noise transmission between the units and have an associate of yours walk around normally upstairs while you listen to the noise downstairs.

I replaced the a/c, rebuilt transmission, replaced steering rack, radiator and catalytic converter.

Service is terrible and it’s not as fluid to list rentals but unfortunately you get what you pay for

gone will be big repair shops  transmission shops.. 

Obviously, the market is fluid but that is the solicitation rule and the buy back benchmark also.  

This isn’t very easy to do unless you have a bit of experience  It’s a lot like riding a bike- after you’ve done it a few times it comes fluidly and naturally, but it takes some practice (and a couple of falls) to get started.
