i have personally never had that offer when it wasn't to compensate for some sort of red flag, ie: past evictions, felony conviction, sex offender, drug dealer, or prostitution/porn But who knows, there's a first for everything!

First of all, hard pass no matter what, that's not a good investment if your numbers are even remotely in line.Second of all, you posted this in the STR/VR forum, but you give what appears to be a monthly rental number and your expenses are in line with a monthly rental.
