I would also suggest the cap above which the tenant pays for a future lease.not necessarily (especially if the house is old/inadequately insulated). good luck trying to cool the place from 80 to 74 when it's still high 90s at night after 100+ day time temps.

For example "No cooking grease, oil, animal meat bones, pasta, rice, any other substance down the garbage disposals except apple and carrot peels and liquids with no solid matter such as juice and soda" and "no vaping and smoking of any tobacco product, marijuana or any substance" on the property, including the backyard"

@Scott Sewell, I do not do that for a living, but equity, options and futures investments are something I do on top of real estate broker/investment, which is on top of my day time job. :) So just take it as an observation from a noobie.

You can literally "drive" the area virtually and get an idea of the area, type of neighborhood, daytime activity, and get a look at the outside of the house.
