One of the biggest is that the condo doesn’t allow rentals right now due to the HOA reaching its capacity.

Hey @Erica Thorstenson I am with @Joseph Sauer on this as well.I just refunded $200 to a group because my cleaner sent a new person to do up our house and make ALOT of mistakes.

Make sure it’s not being pushed into some holding category that delays when it shows as actual income.The biggest red flag is subtracting out the owner payout ($4,630) and using it to back into a made-up “cash flow” number.

You'd be surprised what kind of mistakes I've seen in brand new homes. 

Biggest difference is that the hot tub will require regular visits for cleaning and chemical balancing, probably weekly during season plus the cost of chemicals.
