Hi allWe have sent a certified letter to our tenant (Lease Termination - he is on a Month to Month - so we gave him a 30 day notice) on June 2 and need to begin eviction proceedings.We wonder who has done this before (in OH) and any specific legal requirements we should follow. 

I'm not far from making my first fix and flip deal, and am wondering if I should do it myself or sub it all out.

I'm wondering if anyone here has had any experience with this model and wants to try and talk me out of it, or if not, can point me to the right people?

Most transplants from northern states tend to do this and are understanding when I explain and now I have a section in my tenant's rule book on this subject.I am happy to let him walk and end the lease, but I wonder if I need to proceed with mold testing regardless just to prove that this property is mold free because he raised a health concern.If I just offer to break the lease even if he moves on he can come back 3 months later saying he has been coughing and sneezing since and it all started when he was residing here.since this is an apartment with other units, I am also concerned about tenant chatters. 

I wonder why?
