Sorry I am rattling off lots of things but getting into a commercial deal will require you to be familiar with all these and more.

I could buy a new one, but interior and exterior are great, no rattle etc, I don't feel compelled...

If they can rattle off justification without thinking about it, they're probably solid.

Try to dig 2-3 layers deep on 1 or 2 topics that someone who has been in a partnership should be able to rattle off the top of their head and be very specific about them.

It's a modern day equivalent of the wild west...oil, whiskey, gambling, rattle snakes, prostitutes.

Many new investors think it is smart to get licensed and self represent - instead of spending some time to find a guy like @Russell Brazil who will do a 5 minute walk through and just rattle off anything that is off with a property, because he has done it a million times.
