The market is always unpredictable.

Life is unpredictable and unexpected repairs/vacancies could really stir some chaos if you try to buy when not ready.P.s.

I find Oklahoma to be very landlord friendly in the law, however, if a tenant digs in and gets before the judge, the judges can be unpredictable and I've seen them do crazy stuff. 

Tenants also understand that the weather is unpredictable and owners will not refund rents due to inclement weather.

It would concern me if they can't or won't given you any kind of information at all, but perhaps that's normal.My takeaway though is that people are much more unpredictable than repairs.  

Usually it isn't included in analysis because it can be unpredictable.

The cash on cash return is much more unpredictable with gas being included, and this is concerning for me.I am wondering how its worked out for other landlords who do any of the above I mentioned and if so, have you gotten any push back from current or even prospective tenants? 

Flipping is a very profitable strategy but is more unpredictable than other strategies as markets go through cycles.
