I would recommend sticking to off-market properties, the MLS inventory is combed through daily and nothing sits for longer than a few hours if it's good. 

If you're in a hot market with lots of investors combing the MLS, then make your cash offer with a large EMD, 10 day close (or less) and proof of funds.  

We have a data base of about 14k and recently engaged a data co to comb through and get better phone/emails as some of the entries may be on the dnc now and some still have aol lol.

So it’s just waiting for a market that may never come while combing every inch of my target area every day while trying to figure out ways to get consistent passive income that’s provable so that I can qualify for a higher mortgage.

Going through this deal with a fine tooth comb like you have will only allow you to be more sure when the "right" deal comes across your plate.

I think I will spend a month combing over it!

I've spent my time educating myself on real estate investing through books, podcasts, youtube video's, and combing the bigger pockets site. 

I have been combing through the MLS pretty vigorously for the past 6 months, expecting not to see much listed at even a starting point for asking price.

On a daily basis, I am combing through off-market and newly submitted MLS listings, then running analysis'.
