Many are helped also know this especially in low value dumpy properties.. but many are hurt very badly I have done well over 10 foreclosure rescues the day of or day before the sale .. were some no money throw it up against the wall wholesaler just BS the people all the way to were they almost lost the property.

Yes, Business Income is a coverage that is almost always automatically included in a small business policy if Tenants or customers of any business stop paying, that is not an insurable claim on a standard policy.There are some products in the REI space that can cover this, like Rent Rescue, but not sure if their policy would respond to this.

In markets that have no Hedge funds or other large well capitalized investors maybe.. so that's one thought.. there will be a price point were big money just jumps in and takes the cream right off the top and will pay more money than the average investor just based simply on their cost of capital and their scale.We are also starting to see the foreclosure rescue companies fire up again.. although highly regulated and illegal in many states the way they do business.. they will cream a lot of inventory before it gets out to the investors as well.

No one should not pay their rent if they have the means.And with all the fear on BP the last two weeks it appears through the stim package unemployment etc Big brother is going to come to the rescue and there should not be massive no pays.. at least I am thinking that..

It just shows that if you are leveraging, you better be damn sure you can ride out a wave of non-payment by your tenants should the gov't not be able to rescue everyone.
