I've been also told to "forget LLC's, go conventional mortgages, put each rental in your name, and get buy personal liability insurance that covers all of your personal and rental assets"   (which at this point is looking attractive and cheaper)

In theory, every year that goes by you should be making more money than the last, so if you were able to buy the last home, in the following 5 to 10 years from that purchase, you should be able to save up at least 5% for a down payment and another 5% for closing costs on a new home and forget the money you put into the first one.
