If the 3 D printing business isn't working for you and you have done everything you can to up visibility and get it going seriously, find a job any job. 

That is my biggest priority as well and will probably balloon in 5-10 years.

Now I see where it could be a liability and interesting that it is considered one.

The downstairs, which originally was slated for retail, will be event space with the space leased to Downtown Memphis Commission and then they will coordinate and lease space for events.

Use a clear budget, timeline, and exit plan to either sell on completion and pay both liens from closing, or refinance to permanent debt and then sell or hold.
