If you do that, you may have to work a night job so as to be available for daytime Real Estate needs. 

Maybe one in 50 will turn into a sale but this is still a better use of your time than watching daytime TV and whining about how you have no business.  

When is a good day/time to call?

Why the heck would you handicap yourself with 15 day time to wholesale when you don't have an end buyer in mind you are just shopping it on zillow and bandit signs?

Obviously, if multiple properties can not be identified in the 45 day time period that makes the decision for me.  

Six years after I quit, my hubs finally agreed to letting me start vaping because I was still dealing with the psychological addiction of smoking.  

I always recommend starting out as a licensed assistant to a top producer, but I don't think that'll work for you since you already have another daytime job.One thing you'll hear about in this business is you get to control your time! 

But keeping a daytime job when to answer calls and show the property during regular business hours is not a great idea plus complete lack of previous renting experience make me think that  hiring an agent is better solution.
