I probably contact my PM 2-3 times a year: once a year to get a statement for my taxes (their previous accountant automatically did this, the new one does it upon request) and if I have questions about bills.If the PM isn't responding to owner's requests, how are they at responding to tenant requests?

Maybe Elon's robot will do free repairs, handle collections, touch up paint scratches, plunge toilets, and all the other headaches we deal with in real estate investing. 

What I see happening on this is that rentals will automatically increase every year for every tenant regardless of how great of a tenant they are.

Aim for something that lets you: (1) collect rent online and automatically log every payment, (2) track repairs with vendor notes and receipts in one thread, (3) keep all tenant messages in a single, timestamped feed you can search later, and (4) spit out basic financial reports (income, expenses, year-end totals) without wrestling Excel.

Irrevocable typically wont fly in the majority of cases.For DSCR programs, moving into the property yourself is automatically an event of default and is taken seriously.
