Thanks for sharing — it’s clear you’re putting in the effort and staying committed, which already puts you ahead of many.That said, one observation I’d offer from experience: 18 months is a long time to stay in "deal-finding" mode without results.

I do my investing on "easy mode" which to me means modest LTR in grade A/B areas that are no more than a 30 minute drive from me.
