I would say that when you go to sell the newer home, it might sell faster due to the newer design and open concept floor plan compared to an older home.

I believe it's called a slow flip ... but could be confusing a concept.  

I think the best business concept for managing property is "teamwork" or "partnership," between the property owner and PM co., based on mutual accountability and responsibility.  

A financial planner can be a great boost to your situation if the planner 1) is comprehensive - looks at your total financial picture including your real estate holdings 2) can explain concepts in clear language and 3) can coach/mentor you in areas of your financial life where YOU want to make progress (things like launching or building your real estate or other business, understanding your securities portfolio, protecting your family, etc.).

Hi - Since I am getting started in investing, I understand the overall concept of seller financing, but not necessarily the structure. 

He set up one LLC to own the real estate, another to own the equipment, a third to own the company car, a fourth to be the operating entity, a fifth to own the business name and trademark, and a sixth to “license” the “concept”.  

Buyers property manager will immediately begin leasing the property for proof of concept to hit rental rates needed to justify a $1,500,000 sale prices at an 8.6 cap, which is still high for the area as Independence is closer to a 7-7.5 Cap rate.

If you don't define these 2 concepts right from the start, you are always going to have trouble generating actual leads!
